The Housing Crisis March is a peaceful, civic-engagement event calling on the Nova Scotia government to take action on the province’s worsening housing crisis. Participants will gather at Victoria Park at 11:00 AM for opening remarks before marching to One Government Place, where an open letter will be presented to provincial officials.

SIGN OUR OPEN LETTER:

The open letter calls for three key reforms:

  1. Close the fixed-term lease loophole so leases automatically renew month-to-month.

  2. Stop predatory renovictions by requiring landlord approval and tenant protections.

  3. Adopt permanent rent control tied to inflation to ensure predictable, fair rent increases.

The march aims to highlight housing as a human right, advocate for stability and fairness in Nova Scotia’s rental market, and amplify the voices of students, workers, and families across the province.

DID YOU KNOW:

Fixed-term leases can create a “loophole” effect of allowing landlords to bypass rent control by offering a new fixed term lease to new tenants at a higher rent after the previous tenant’s lease expires.

This allows landlords to avoid rent control as rent caps only apply to the same lease being re-signed by the existing tenant. This is argued to undermine the purpose of rent control, which protects tenants from steep rent hikes. (CBC News, 2024).

SO, WHY IS THIS BAD?

Tenants may feel pressured to accept unfair increases in order to maintain their housing. Because the tenant technically “moves out” at the end of the term, the unit is considered vacant and therefore the rent cap does not apply to new tenancies.

The landlord is able to either rent the unit to a new tenant, or,
offer the same tenant a new lease with a much higher rent,
treating it as a new tenant.
